答案没有错哦,这里REITs和REOCs实际都能做到分散化,比如REITS投资不同的地方的酒店,办公,零售等,这样投资在不同地域不同类型的内容,就可以实现分散化,而REOC也是一样,房地产开发的企业,可以投资在不同的地区,开发不同的类型,从而做到分散化。对于投资者来说,这两个类型之间无法直接做对比来看谁的分散化更好。

 

这里主要站在投资者的角度对比的是REITs和直接型房地产,对于普通投资者,投资REITs或者REOCs可以在地理上和房地产类型上获得分散化,而直接型房地产投资要求的投资金额很高,所以同样的金额,投资在REITs/REOCs上可以实现分散化,但是投资在直接型可能只能买一个房地产,无法分散
