同学你好，discount rate是投资者的风险要求收益率，它对应的是投资者要求的回报率。这里并不是从实际情况出发来看mortgage interest rate和discount rate的大小，因为我们通常理解是bond的风险会比较小，所以Interest rate也会比discount rate更低。
而这个题目的出发点就是单纯考察这个结论。
当房地产的外部融资成本高于折现率的时候，使用外部债务来购买该房地产的话，会使得投资的ROE变低。
