同学你好,
这里面的25%是投资者已经付了的首付的金额,这部分就不用再去贷款了,而这道题求的是如果贷款那么每期要付的PMT是多少,只有剩余没付的那75%才需要去贷款。而PV值是贷款的话现在需要贷多少的意思。

星星老师,不好意思再问一个问题,在看portfolio management的时候看到一个之前这个部分学到的知识,就是geometric mean(没错真的是快忘光了太羞愧了......),拿讲义38页的题目为例,为啥(1+100%)*(1-50%)是复利呢,我的理解是第一年年初包含利息再进行投资的情况下不应该是[100(1+100%)]* [100(1+100%)]*(1-50%),不知道您能理解我的意思不,数学实在太差 求解释 谢谢😭

你提到的这道例题中的几何平均收益率是根据公式求出来的,可以首先回忆一下求几何平均的公式
我们用的是下面一个红框圈出来的公式。
以你提到的这道例题为例,第一年的return是100%,第二年的return是-50%,所以公式就是:1+几何平均收益率=√[(1+100%)(1-50%)],从而得出几何平均的收益率=0%。

关于复利,假设你一开始有100块钱,这100在第一年后实际变成了100*(1+100%),这是第一年末账户里的钱,也是第二年初的起始投资金额(你写的公式里的这一项重复了);然后第二年开始账户里是这个100*(1+100%)继续变成了100*(1+100%)*(1-50%),也就是第二年末后你还是有100块钱不变。
所以几何平均第一点是强调出了第二年末的“end value”,第二点就是可以知道这两年综合投资下来的compound rate of return实际就是0%。
