同学你好,年金的问题可以简单理解为在银行存钱取钱的问题。比如每年在银行存2000,最后一年拿到的钱就是FV,这2000就是PMT,初始时刻账户里是没钱的,所以PV为0。或者一开始存一大笔,比如存了十万,然后每年都往出取点零花,假设取相同的金额,那么一开始的十万就是PV,每年取的零花就是PMT,在期末的时候不会再往里存一大笔钱了,FV就是0。这只是一个简单的比方,年金的问题不是完全一样的,还是需要多做题感受一下。
这道题可以理解为两组年金现金流。第一组是第13开始的,PMT是2000,PMT是每笔都相等的现金流,每年收到2000,要收20年,对于后付年金来说,FV的时点就是PMT的最后一期,也就是最后一期PMT和FV是同一个时间点,PV是第一期PMT的前一个时点。先付年金则相反,PV和PMT的第一笔是一个时点,FV是最后一笔PMT的下一个时点。
如果题目没说先付后付,我们默认是后付的,所以这道题第一笔PMT是t=13时点,N是20,算出来的PV是t=12时点的值,这个值也是第一组年金的FV。第二步可以直接按照年金的思路,因为FV是第一步算出来的值,题目问的是这个值现在的价值,可以直接用21188.03/(1+7%)^12=9407.74。题目给的答案是用年金的思路算,已知FV,求PV,因为0-12时点没有PMT,所有PMT=0,直接按计算器,算出来是一样的。加油!

助教您好,我想请问一下,如果是end of thirteenth years的话,不应该是13年的年末也就是14年的年初吗?为什么第一笔PMT是发生在t=13而不是t=14节点呢?
