同学你好，cost approach当中，从replacement cost出发，physical deterioration分两种，一种是curable的，直接从replacement cost中减掉，在这个基础上来计算第二种incurable physical deterioration部分，incurable physical deterioration使用effective age来计算，这相当于是把incurable physical deterioration体现出来了。PPT中的意思是incurable physical deterioration不是直接从replacement cost减去这种简单粗暴的方式来处理的，而是体现在physical deterioration中。

剩下的几块就是functional / locational / economical obsolescence，这几种是curable/incurable都要减掉的。
