同学你好，第三步当中主要在讲physical depreciation结构性缺失部分如何处理， 而不是functional obsolescence功能上的缺失/过时, 这两个是不一样的。
我们说cost approach 从replacement cost出发，physical deterioration结构性折旧分两种，一种是curable的，直接从replacement cost中减掉，在这个基础上来计算第二种incurable physical deterioration部分，incurable physical deterioration使用effective age来计算，这相当于是把incurable physical deterioration体现出来了。而不是通过直接减去题目中给的incurable cost来调整。
剩下的几块就是functional / locational / economical obsolescence，这几种是curable/incurable都要减掉的。
