Appraisal data 是其中一个方面,还有另外两个方面,是答案中说的交易欠频繁,并且每套房产都具有特质性,这些都是容易产生问题的原因。

而appraisal data 会导致有偏估计,低估波动。这点同学理解的是OK的。
