其实关键是和「中位数」比较,即 50th percentile cap rates

因为该交易的 cap rates 为 5.5%,刚好「等于」其他可比交易 cap rates 的中位数 5.5%,所以是选 A

假设,该交易的 cap rates 仍为 5.5%,但是其他可比交易 cap rates 的中位数大于 5.5%,比如为 6%

相当于该交易的 cap rates 「小于」其他可比交易 cap rates 的中位数

则因为 cap rates 在估值中位于分母,所以较小的 cap rates,会得到更大的估值,所以就会选 B,即 favorably
